Not every fault is worth money. We separate the items that change what a buyer will pay from the ones that simply need disclosing.

Estimates gathered on each item

A known number is negotiable. An unknown one gets guessed at, and a buyer always guesses high. Quotes in hand means you price the deal honestly and defend it.

Cosmetic triage

What is worth fixing before photos, and what to leave alone. Money spent on the wrong cosmetics never comes back in the sale price.

She gets cleaned before the camera comes out, not after. It is the cheapest thing on this list and the one that shows up in every listing photo.
